3D Digital Twins: How They Are Used Across Property and Operations

Many organisations already collect a wide range of property information to support different teams and activities. Marketing, property, facilities, and project teams often need to understand the same spaces, but for different reasons.

From a single property capture, 3D digital twins for property can serve multiple purposes within an organisation. Teams can view the same space visually, access the available digital resources created from the capture, and apply them to their own needs. Working from this shared source can help improve clarity, reduce repeat site activity, and ensure everyone is operating from a common understanding.

How One 3D Capture Is Adapted and Shared for Different Uses

Once a site is scanned, tailored versions of the 3D digital twin can be created as copies or edited versions, without the need to repeat the capture.

For organisations initially planning to capture only a limited or public-facing area, it’s worth considering whether wider operational benefits can be achieved. For example, a commercial requirement may only involve public spaces, but a full property capture can be copied, edited, or trimmed down to suit multiple purposes, providing greater flexibility for different use cases.

Creating duplicate digital twins from the same capture also allows organisations to share only what is relevant to each use case, keeping non-essential or sensitive areas out of scope where discretion or security constraints apply.

Each digital twin is adaptable by use of information tags within the viewable 3D space, meaning each version can be enhanced with links, documents, images etc. to suit the various applications.

Digital outputs and property intelligence reports, discussed later, can also be used to support wider property and asset management requirements.

Our Approach at C9VT

At C9VT, we approach 3D digital twin capture with long-term use in mind. We’re happy to discuss how a more comprehensive capture approach can be structured to provide ongoing value and support wider organisational needs over time.

3D Digital Twins for Property and Industry

Using 3D Digital Twins Across Different Teams

For property and facilities teams, a 3D digital twin can support ongoing asset management and tagging, helping identify and reference building elements within their spatial context. Project teams can use the same capture when planning refurbishment or reconfiguration, referencing layouts, spatial relationships, and taking measurements within the 3D space during early planning.

In many cases, organisations will maintain a marketing-facing version of the digital twin, used as an interactive virtual tour for advertising a space for lease, alongside separate property or operational versions that include non-public areas and additional detail. Additional uses of these duplicate versions may include health and safety purposes, such as site familiarisation, inductions, or risk awareness.

Digital Outputs Created From a Single 3D Capture

A property scan produces more than just a navigable space. 3D spatial data is generated, enabling the creation of multiple digital resources to support a range of requirements. These include schematic layout drawings, scan-to-CAD 3D data, or still images for reports and documentation.

Schematic drawings alone can be a useful tool across an organisation, supporting activities such as egress route planning and space planning. Because these drawings are generated directly from the capture, the recorded reality of room layouts is immediately accessible in situations where simple 2D information is sufficient.

In addition, a property intelligence report can be generated to provide further measurement detail, including room areas and volumes, which can be collated via a downloadable CSV file. This can be particularly useful for understanding larger properties and supporting activities such as air-conditioning design.

Managing Different Types of Access When Using a 3D Digital Twin

When using the Matterport platform, a single 3D digital twin can be shared in several controlled ways, depending on who needs access and how it will be used. Each digital twin can be shared via a direct URL that is set as private, unlisted (only accessible to those with the link), or public, depending on the intended audience.

Where tighter control is required, password protection can be applied so that only authorised users are able to view the digital twin. For more involved use, contributor-level access can be provided to selected users, allowing internal teams or trusted third parties to add notes or contribute information as part of a project. Used together, these access options allow organisations to share a single digital twin confidently by maintaining appropriate control.
